Rent to own a home now through our rent to own program!! Yes you could be a homeowner!

First step: The screening process

  • Name of each adult 18 and over.
  • Approximate move in date.
  • Who's your employer? (each adult)
  • How long have you been with your employer? (each adult)
  • How much do you gross per month? (each adult)
  • Do you receive any other incomes? eg. child support, alimony, SSI, etc.
  • How much is your current rent?

Second step: Requirements

  • $5,000 non-refundable down payment (option consideration fee) that goes towards your purchase price.
  • First month rent and security deposit due upfront. Your security deposit is returned at closing. Total investment upfront ranges from $6,000 -$7,000 (down payment, first month rent, and security deposit.)
  • Must earn 3x's rent or more. Must show proof of all incomes and provide 2-3 months pay stubs.
  • NO DSS.
  • Background checks for evictions and criminal history.
  • Photo copy of a NYS ID for each adult.

Third step: Consultation with loan officer

  • The third step in our rent to own program is meeting with our loan officer Bonnie Gargano at Greater Rochester Regional Bank to see if you would qualify for a mortgage within 1-3 years. We will not exchange any money or sign any documents unless we get confirmation from our loan officer stating you could be eligible for a mortgage within 1-3 years. This protects you.
